Timber supermarkets: mass timber in everyday life

CLT and glulam in large-scale retail projects: modular prefabrication as a solution

When discussing the structural timber revolution in construction, people often picture landmark projects, bold architecture and buildings destined for specialist magazines. Yet the real transformation is happening elsewhere – in the ordinary spaces we move through every day without a second thought. Like a supermarket. In the Czech Republic, this shift is already a reality. Across several locations throughout the country, well-known retail chains have developed supermarkets in timber for large-scale distribution networks. Examples include Penny Market stores in Kostelec na Hané, Dobruška and Hrádek u Rokycan, as well as Billa supermarkets in Senohraby and Vracov. These are modular prefabricated timber buildings designed to operate day after day while accommodating thousands of customers, continuous goods handling, complex building services and ongoing logistics operations.

From a construction perspective, a timber supermarket must be quick to build, repeatable, efficient and precisely controlled in every detail. It must demonstrate that engineered timber elements – such as CLT and glulam, as well as dry connection systems – can move beyond prestigious one-off projects and become part of mainstream commercial construction. The material is not concealed behind decorative panels: it is visible, perceptible within the space and fundamentally changes the quality of the environment compared with conventional retail construction systems. The retail space therefore becomes an everyday environment capable of reshaping public perception of mass timber.

CLT and glulam trusses: apparent simplicity, engineered precision

The structural concept is elegant in its logic: solid CLT walls create clean internal surfaces, while glulam (glued laminated timber) trusses spanning up to 25 metres allow large, column-free retail areas that remain fully functional. This apparent simplicity is the result of carefully controlled details. A supermarket project leaves no room for delays or approximation. And it is here that prefabrication becomes critical. According to project data, overall construction time is reduced by more than 30% compared with traditional building systems. The result is less noise, less dust, reduced site occupation and faster completion of the structure.

In commercial developments, construction timelines are a critical factor affecting financial planning, the management of site logistics and the start of operations. Timber construction thus becomes a competitive solution, offering not only a distinctive architectural result but also a construction process that is clearer, more measurable and more predictable.

The technical challenge: making timber buildings replicable

Even when two supermarkets appear almost identical, no construction site is ever exactly the same. Foundations, access routes, assembly sequences, logistical conditions and connection details all vary from project to project. The construction system must therefore balance standardisation with adaptability.

During assembly, GIRAFFE supports provide temporary stabilisation for CLT walls and floors, prefabricated elements and glulam columns, ensuring a controlled and predictable assembly sequence. For handling operations, the RAPTOR plate manages lifting under different site conditions and accommodates both axial and lateral loads, integrating handling efficiency with operational safety.

The ground connection is equally critical. ALU START separates timber panels from the concrete substructure, protecting them against rising damp caused by capillary moisture, while assembly jigs allow precise adjustment of the placement level.

Structural connections complete the system. Fasteners such as VGZ, VGS, TBS and HBS screws, together with the HBS PLATE screw, TITAN and NINO brackets, and WBR angle brackets, address the various connection requirements between timber elements, steel plates and supports. HBS PLATE in particular is specifically designed for fastening metal plates to timber: its truncated conical underhead ensures uniform pressure distribution within the plate hole. The result? Optimised shear and tensile performance in steel-to-timber connections.

Prefabrication as a synonym for sustainability, speed and quality

DMC Group and A2 Timber, the construction companies involved in the project, also prioritised the use of locally sourced European timber – an approach that connects the material not only to the finished appearance of the building, but to the wider supply chain behind it. In these Czech supermarkets, sustainability takes the form of measurable outcomes: prefabrication, shorter construction times, fewer site disruptions, visible use of timber, dry construction systems and greater control over the project. Perceived quality begins on site, long before customers walk through the doors.

The timber supermarkets built across the Czech Republic demonstrate that mass timber can be successfully applied to everyday buildings used by thousands of people, addressing real-world constraints relating to cost, scheduling, logistics and repeatability. In other words, the structural timber revolution begins with everyday needs. CLT, glulam and Rothoblaas connection systems make this new normal technically feasible – from temporary assembly and handling operations through to ground and structural connections.
